Seller’s Legal Pack
Each time a property is sold within the development the managing agent (sometimes appointed by residents) will produce a standard pack and send that to the owner’s solicitor who in turn will provide this to the purchaser’s conveyancer. There is often crucial, potentially decision changing information.
This will contain documents referring to the managing aspects of the Estate including insurance policies, freeholder contact details. Also, if applicable, three years accounting history of Estate management fees.
It is often the case that sellers have some of the information provided within the Management information pack such as ground rent receipts, however this will not suffice for the purposes of the buyer as they require other more detailed information that you won't have knowledge of such as future planned maintenance works.
What is included in a Leasehold Management Pack?

Ground Rent Statement (if applicable)
Evidence of current Ground Rent paid and any ground rent due and the monthly/annual charge. This information is used to prove your ground rent has been paid and to apportion any amounts to you or that you owe on completion.

Estate Service Charge Statement
Evidence of current Service Charges paid or due and, the monthly/annual charge. As above, this will be used in an apportionment calculation. There is also information provided about any reserves held for service charges for future planned maintenance.

Major works plans
Planned future works - also known as Major Works - are important for any buyer as they'll need to understand what repair work costs they are going to be liable for.

There is an administration charge for the pack of £400.00 payment will need to be made before we will return the pack to your solicitor. Your solicitor can request your legal pack via Email : info@taymapp.co.uk we aim to return the pack to your solicitor via email within 14 working days from receiving cleared payment. We would suggest making payment by bank transfer to avoid delays.
